What a Good Real Estate Agent Actually Does for You

Leanne Pratt, West Michigan real estate agent

The smoothest real estate transactions aren't smooth because nothing went wrong. They feel smooth because someone was paying attention early, asking the right questions, and handling problems before they became your problems.

People ask me what a good real estate agent actually does for you. A lot of the value is invisible.

Real value is knowing when a small issue could turn into an expensive one, when a conversation needs to happen now instead of tomorrow, and that protecting your client matters more than keeping a deal moving. The smoothest transactions usually aren't smooth because nothing went wrong. They feel smooth because someone was paying attention early, asking the right questions, and handling problems before they became your problems.

That behind-the-scenes work is the part I take seriously. By the time you're at the closing table, most of the things that could have gone sideways have already been quietly handled.

What that looks like in practice

It looks like reading an inspection report and flagging the one line item that actually matters — not the cosmetic stuff, the one that could change what you pay, what you negotiate, or whether the deal still makes sense for you. Recognizing a problem is one thing. Understanding whether it matters for your situation — your budget, your timeline, your decision — is something else entirely.

It looks like picking up the phone the moment something shifts instead of waiting to see if it sorts itself out. And it looks like being willing to tell you the truth, even when it's not the easy answer.
